Rooms are subject to availability and will be confirmed in writing.

A deposit of 100% of the first night stay is required to reserve a room and must be received within 7 days of a provisional booking being made.

All deposits are non-refundable.

The proprietors regret they cannot accept responsibility for any injury, loss or damage to persons or property howsoever caused and shall not be liable in respect of.

As we cater for families and couples we do not accept bookings for groups or parties of people.

You are reminded that a booking is a legally binding contract and we therefore advise you to take out holiday insurance to cover you for any unforseen eventualities.

ALL ROOMS ARE AVAILABLE FROM 2PM ONWARDS ON DAY OF ARRIVAL AND MUST BE VACATED BY 10AM ON DAY OF DEPARTURE (LATE CHECK-OUT UPTO 12 NOON IS AVAILABLE AT EXTRA COST).

Smoking Policy
We operate a zero tolerance No Smoking policy. Anyone found smoking inside our premises will be asked to leave immediately with no refunds. Any extra cleaning costs because of such action will be charged accordingly.

Cancellation Policy
If, for any reason, you have to cancel or shorten your stay with us, the following charges will apply:

Upto 7 days of arrival
1st night or 20% of booking whichever is the greater

Within 7 days of arrival, or incase of no show
The total amount of reservation will be charged
